Best Master Planned Award of Merit: The Shops at High Street

High Street, a well-thought-out, planned and executed mixed-use development in Williamsburg, honors the concept that you may arrive in your car but once you're here you'll want to explore it on foot. The development offers entertainment and upscale retail combined with luxury residential rentals and premier residential for-sale components to allow people to live, work and play within the city limits. Changes had to be made to the city's existing zoning code so High Street could come to fruition. The development honors the historical quaintness of Williamsburg while establishing an elegant new standard for modern living. Located on a primary parcel of 43 acres with an adjacent parcel of 10 acres, High Street is designed, upon completion, to have more than
225,000 square feet of retail space and 574 residential units comprising apartments, townhomes and condominiums. The site is located in the busy commercial area of Williamsburg on Richmond Road, near the bypass, which ensures easy access for the local population and tourists. The retail component occupies a U-shaped center on 17 acres fronting Richmond Road with two distinct courtyards and two entrances for optimum traffic flow.

Judges' comments
This project is about creating a sustainable lifestyle. The mixed-use development strives to provide a place where one can live, shop and be entertained. Not all buildings are created to be the same. Some have cupolas to terminate an axis while others more modestly create a street edge. Attention to landscape design elements creates icons and places to gather. A more urban approach to housing creates a critical mass to support the local businesses. The housing provides a mixed set of options.
